Beyond the Port Area lands of Phases 1and 2,are other lands in the process of being demarcated with a view to issuing title deeds in due course.However,there are people who have expressed interest in such lands which are going for anything in the region of KSHS 300,000/= per acre.The purchaser is then advised to meet the cost of survey and title issuance to expedite the acquistion of their title,as the Government process of demarcation may take years.
CHEAPER LAND
Cheaper land with titles is available more than 20 kms from the port.This is along the intended Lamu-Isiolo road and near the intended Lamu International Airport. Also along the Lamu-Malinde road an acre is going from ksh 600,000 per acre. These areas will open up as soon as the roads start being tarmarked and the airport and the other resort cities start being constructed. In phase I and II, ocassionally land comes up for sale at lesser prices than that indicatedabove depending on urgency in selling and purchase.

Here is a map of all the land selling in Lamu Port area with titles. They all range between 10 and 15 acres but some are sub-divided into 5, 3 and 2 acres. These land is owned by individuals and are completely genuine and they have to go the whole process of conveyance, ( sale agreements, signing of Land Control Board Forms, signing of transfers and issuance of titles).
PHASE TWO, are Nos.528 to 832 and are immediate next to the port area hence expensive ranging from a minimum of ksh 1.85 million per acre.
PHASE ONE, are 5 Km from the port area and they are Nos. 58 to 477 they are next to the Resort City and raising township known as Hindi and, not so far from the intended International Airport. Their prices range from a minimum of Ksh 1,470,000 per acre.
